Georgia Power wants to replace its only coal-fueled plant in metro Atlanta with a natural gas-fueled generating unit, which it says would be more efficient and would help improve the area’s air quality. Replacing coal-fueled Plant Jack McDonough in Smyrna, Ga., with a natural gas-fueled “combined cycle” generating unit would be more cost effective than retrofitting the plant with expensive environmental controls, Atlanta-based Georgia Power said. The natural gas-fueled unit also will produce cleaner energy than McDonough’s two coal units, even if those coal units were retrofitted with the additional controls.
Plant Jack McDonough was built in the 1960s to provide electricity to metro Atlanta. The company recently demolished a 60-year-old coal plant — Plant Atkinson — at the same site.
Georgia Power will propose in its Integrated Resource Plan filing in January with the Georgia Public Service Commission investing in a new 800-megawatt natural gas combined cycle unit at the 370-acre site.
In a prior filing at the PSC, Georgia Power proposed adding two other 800-megawatt natural gas fueled generators at the McDonough site. The addition of a third unit to replace McDonough’s coal-fueled units would bring the capacity of the site to 2,400 megawatts. Georgia Power will file a certification request for the first two units with the PSC in late January.
If the PSC approves all of Georgia Power’s proposals and the company gets the appropriate permits, construction is would start on the first gas unit in 2008. This unit is scheduled to be on-line late in 2010, and the total project would be finished by 2012. Georgia Power is a unit of Atlanta-based Southern Co. (NYSE: SO).

Rising from the former home of a trailer park, Monte Hewett’s newest development, Sherwood Park is under way in Smyrna. The city of Smyrna has long been trying to redevelop this property due to many code violations with the trailer park.

At Wednesday’s Cobb school board meeting, the expectation was that the Jonquil Plaza project would be approved. The Cobb County school board must approve any projects that are using the tax allocation district funding that was set up in 2003. The TAD includes about 140 acres in Smyrna. The total cap that was previously approved is $30 million and the school board voiced concern that with the new Jonquil Village needing $24 to $26 million in bond financing, it wouldn’t leave much for any other projects that have been discussed, most notably Belmont Hills.
With the school board not scheduled to meet again until December 14th, Mayor Bacon asked that a special meeting prior to their next meeting to get the matter resolved. After much angst and uncertainty, the Cobb County school board did call a special meeting and has approved the project. Yeah!!!
The Jonquil Plaza planned redevelopment includes more than 160,000 square feet of retail space including a Publix grocery store, more than 20,000 in office space, and about 300-355 condominiums all built above a 1,000-space underground parking deck. Everyone is certainly excited about this new development and will truly make Smyrna an exciting place to live/work/play when combined with The Market Village, One Ivy Walk and West Village.

ABG Development has just had their grand opening for Vintage Square townhomes in Smyrna. On the former site of the Deville Apartments, Vintage Square will offer townhomes for sale in Smyrna starting in the $300s. Expect to see foundations being poured within the next couple weeks and start seeing some finished product coming on the market in April of 2007.
The Alpharetta, Ga.-based ABG Development LLC has selected the Duluth, Ga.-based Benchmark Design International Inc. as the architect of the Vintage Square townhouse project in Smyrna. Vintage Homes Georgia LLC, an ABG subsidiary, will develop Vintage Square, a 132-unit complex in Smyrna.
Vintage Square’s three-story Smyrna townhomes for sale will range in size from 2,400 to 3,000 square feet and in price from $300,000 to $500,000. The project is estimated to be completed in late 2008. Vintage Square units will feature private garages, rooftop terraces, 10-ft. ceilings, crown molding, hardwood flooring, fireplaces, granite countertops, kitchen islands and breakfast bars, cherry or maple cabinets, GE stainless steel appliances and Moen-brand fixtures, according to Vintage Homes Georgia. Residents will have access to a clubhouse with an outdoor entertainment area.

When looking at the current housing trends, some interesting revelations can be noted related to the Smyrna Vinings home market. In the table above, we have shown by zip code for both single family homes and condos the amount of homes currently active and resulting months of inventory. Months of inventory indicates the number of months it is estimated to take to sell all active homes currently listed based upon the amount of homes sold in the past year in their respective zip codes and price points. More than 6 months of inventory typically points to it being a buyer’s market.
The most alarming statistic is in the $500-750,000 market in single family homes. There has been a significant buildup in this category as numerous builders having launched new subdivisions in this market segment within the last few months. This is combined with the fact that this price point has seldom been seen in this area previously with exception of the 30339 zip code. New construction in this price point include Vinings Estates, Stonehaven at Vinings, Stonecrest Manor, Ellis Wade, Kensington Green, West Village, Spring Street Village, Rileys Walk, Walker Street Cottages, Collier Place, Concord Lake Village, Parkview Village, Barnes Mill, Collins Lake Estate and Wakefield Estates.
There is a similar trend in the condo market as we’re seeing the introduction of $500-750,000 condos in the Smyrna Vinings Market. Beyond this, while there are variances within each zip code, the inventory amounts for other price points for the Smyrna Vinings home market actually indicates a fairly healthy housing market.

Cumberland Mall’s $80 million dollar renovation is nearly complete. Starting today, November 17th, carolers and other live performers will transform Cumberland Mall’s plaza into a holiday wonderland. This will lead up to the grand re-opening on Saturday, November 18 from 5-8pm when Santa lights a 30-foot Christmas Tree.
Smyrna Vinings area residents are looking forward to the new additions to Cumberland Mall including The Cheesecake Factory, Maggiano’s Little Italy, P.F. Chang’s China Bistro, Stoney River Legendary Steaks and Ted’s Montana Grill and upscale retailers such as Chico and Soma.
