Woodbridge Crossing in Smyrna

 

Woodbridge Crossing is located on the East West Connector and Cooper Lake Road in Smyrna. The Providence Group recently began development of the neighborhood. The neighborhood will be built out in two phases, with the first being 135 single family homes and phase two consisting of 29 homes. The two phases will be joined by a covered wooden bridge, the neighborhood namesake. 

Woodbridge Crossing will feature both traditional front entry garages as well as rear entry garages via alley access. The community will also feature a swiming pool and clubhouse. Prices will be ranging from the mid-$400’s to the mid-$500’s. Expect to see a model home open in the early spring of 2007.

Fat Boys - only 4 more days left

Fat Boys Drive In, located on Concord Road in Smyrna, will be closing on December 30th. While much has been speculated about their closing, it apparently has nothing to do with the Kroger’s planned renovation or the City of Smyrna’s Concord Road Improvement Project. Simply, there lease has expired and after 37 years in business, it’s time to move on.

Be sure to stop by for Smyrna’s best milkshakes or grab a cheeseburger or reuben and reminisce with all of the other customers. The business has certainly picked up the last few weeks as everyone stops in for one last time, so don’t miss out.

Vinings Main

Adjacent to Avignon at Vinings and the Aberdeen and within walking distance to the Vinings Village, Vinings Main will be a mixed-use development featuring condominiums ranging from the $200s to the $600s and townhomes priced from the $600s to $1.2 million with some retail and office space.

Avignon at Vinings

Waterford Homes are developing Avignon at Vinings, located off of Paces Ferry within walking distance to the Vinings Village. The 17.8 acre gated community will feature 25 single family homes starting in the $900’s, 85 townhomes from the $700’s and 60 condominiums starting in the $500’s.

Smyrna Vinings Home Market Update December

 

Here’s the latest update on the Smyrna Vinings home market. In the table above, we have shown by zip code for both single family homes and condos the amount of homes currently active and resulting months of inventory. Months of inventory indicates the number of months it is estimated to take to sell all active homes currently listed based upon the amount of homes sold in the past year in their respective zip codes and price points. More than 6 months of inventory typically points to it being a buyer’s market.  

As noted last month, some areas are heavily weighted due to the introduction of so much new construction that has entered the market at a price point that was not common in the Smyrna Vinings home market. New construction in this price point include Vinings Estates, Stonehaven at Vinings, Stonecrest Manor, Ellis Wade, Kensington Green, West Village, Spring Street Village, Rileys Walk, Walker Street Cottages, Collier Place, Concord Lake Village, Parkview Village, Barnes Mill, Collins Lake Estate and Wakefield Estates.  

There is a similar trend in the condo market as we’re seeing the introduction of $500-750,000 condos in the Smyrna Vinings Market. Some of the developments influencing these statistics are Greystone at Vinings, One Ivy Walk and Kensington Green.  

Beyond this, while there are variances within each zip code, the inventory amounts for other price points for the Smyrna Vinings home market actually indicates a fairly healthy housing market. An interesting item did pop up this month. For single family homes, we’ve had a 9% drop in active listings from last months update to 559 active homes, while there has been no change in the active condo listings with 305 active condos on the market.

The Madison at Village Green - Buyer Incentives

The Madison at Village Green in Smyrna has upped the ante in Smyrna. The craftsman-style condo conversion project on Stephens Street in Smyrna has increased their buyer incentives. The Madison includes 104 units in total, with 20 of them being 3 bedrooms. All units at the Madison feature 2 bathrooms.

The community will also feature walking trails, a swimming pool and a sand volleyball court. Prices start from $169,900 with fulling loaded 2BR units running about $196,000 and 3BR units at $214,000.

The buyer incentives were set at $12,500, but have just been increased by an additional $10,000. That’s $22,500 in buyer incentives. Definitely time to check out The Madison at Village Green if you’re in the market for a condo within walking distance to the Market Village in Smyrna.

Pace Academy Sports Complex in Smyrna

Pace Academy has found a solution to their acrimonius attempt a few years ago to build a sports complex in Buckhead. They will now be building the sports complex in Smyrna. The proposed sports complex includes a 2,600-seat stadium; a full-size track, two multipurpose fields for football, soccer and lacrosse; a full-size baseball field; an indoor practice facility; a 27,000-square-foot fieldhouse and parking for 450 cars.

The three-year construction project, on Riverview Road in Smyrna, inside Interstate 285, will be part of the largest capital campaign ever organized by the school. The school purchased the property earlier this year.
