Smyrna Homes - Walker Street Cottages

As I mentioned earlier this week, I wanted to provide some more information on all the new homes being built around the Smyrna Market Village. Walker Street Cottages is reshaping Walker Street, which is to the east of the Market Village. Walker Street Cottages is being built by Gallagher & Junger Fine Homes.

The homes, 14 in total, will be along both sides of Walker Street, within easy walking distance to the Smyrna park on Spring Street and to the Market Village, the Smyrna Community Center and the Smyrna Library and the  Smyrna Village Green. The homes will all feature rear-entry garages, the majority with basements and will have a Southern Classical cottage look to them. Walker Street Cottages homes for sale will start in the $500s.

New construction around Smyrna Market Village

This week I’m going to be covering all the latest new home projects around the Smyrna Market Village. Just a few years ago, no one was willing to build in this area. But slowly, builders have started to believe in the allure of all the Smyrna has to offer, particularly around the core of the Market Village. 

While there are some small neighborhoods (25-50 homes) that are being built, you will continue to see a lot of smaller pockets and infill housing. There has been quite a bit of infill housing already built over the last few years as a builder would construct a row of houses on one street and another builder would accomplish the same feat on another street. The end result is that in just a couple years, all of the infill homes will be completed and you’ll be looking at one really large neighborhood.

The Atlanta Academy moving to Roswell

The Atlanta Academy has announced the private school will be moving from their current location on Mount Vernon Highway in Sandy Springs to 200 Holcomb Woods Parkway. The new location is located just off of Holcomb Bridge Road with easy acces to GA-400. The new location will allow the school to expand and start offering pre-school classes and provide more classroom space for their lower and middle schools.

Renovations will be completed in time for the 2007-08 school year. The new location will allow the school to continue its small class sizes and innovative educational offerings. Smyrna Charter School Enrollment Application Deadline - January 16th

Smyrna’s charter school, the Imagine International Academy of Smyrna, has extended the application deadline until Tuesday, January 16, 2007 due to the Martin Luther King Jr. Holiday.

Word on the street is that a principal has been found, so stay tuned for the official announcement of the principal.

If the number of applicants exceed the student quota, a lottery will be held on February 10th.

 

Smyrna Vinings Home Market Update - January

Smyrna Vinings January Home Market Update

Here’s the latest update on the Smyrna Vinings home market. In the table above, we have shown by zip code for both single family homes and condos the amount of homes currently active and resulting months of inventory. Months of inventory indicates the number of months it is estimated to take to sell all active homes currently listed based upon the amount of homes sold in the past year in their respective zip codes and price points. More than 6 months of inventory typically points to it being a buyer’s market.      

As noted last month, some areas are still heavily weighted due to so much new construction that has entered the market at a price point that was not common in the Smyrna Vinings home market. New construction in this price point include Vinings Estates, Stonehaven at Vinings, Stonecrest Manor, Ellis Wade, Kensington Green, West Village, Spring Street Village, Rileys Walk, Walker Street Cottages, Collier Place, Concord Lake Village, Parkview Village, Barnes Mill, Collins Lake Estate and Wakefield Estates.      

There is a similar trend in the condo market as we’re seeing the introduction of $500-750,000 condos in the Smyrna Vinings Market. Some of the developments influencing these statistics are Greystone at Vinings, One Ivy Walk and Kensington Green.      

Beyond this, while there are variances within each zip code, the inventory amounts for other price points for the Smyrna Vinings home market actually indicates a fairly healthy housing market. Of interest, we’re seeing a steady drop in the months of inventory in the single family homes over the last few months. It has dropped from 7.66 in November to 7.40 in December to 7.02 this month. For single family homes, we’ve had a slight drop in active listings from last months update to 546 active homes from 559, while there continues to be no change in the active condo listings with 304 active condos on the market versus 305 in December.  
What to look for? In the coming months, we should see the inventory increase slightly, but you should also expect to see an improvement in months of inventory as we are coming into prime selling season in Atlanta and the market fundamentals for the majority of price points in the Smyrna Vinings home market are fairly healthy.
